Notice of Public Hearing
Notice is hereby given that Richard Stoddard has submitted a variance application to the Orofino Planning and Zoning Commission, per City Ordinance 11-1-10 Simple Lot Split Procedures. Pursuant to established procedure, Orofino City Code 11-2-16 Variances, the Planning and Zoning Commission will hold a Public Hearing on Thursday, June 27th, 2024, at 6:00 pm at Orofino City Hall, 217 First Street, Orofino ID. The purpose of the Public Hearing is to solicit public comment and make a recommendation to the City Council on the variance application. The City Council will make a final decision at their regular schedule City Council Meeting on Aug 13th at 6:00 pm in the council chambers at City Hall, 217 First St., Orofino Idaho.
Summary of the Variance Application
The variance application submitted by Mr. Stoddard includes splitting a lot into 5 lots (City Code 11-1-10 is limited to 3 lots) and non-conforming setbacks on certain proposed new lots. This type of request is required because the lot split does not fit the definition of a subdivision and exceeds the number of lots normally covered by the simple lot split guidelines. In addition, variances to the set back requirements are requested due to the location of existing fences and buildings. The property is located at 10552 Hartford Ave., Orofino ID, Section 2, Township 36N, Range 1E, Lots 1, 2, 3, 4 and 5, tax # 974. The property is zoned R-3, multi-family dwelling district. At a regularly scheduled City Council meeting on July 9, 2024 the Orofino City Council will review the Planning and Zoning Commission’s recommendation and either accept the recommendation, accept the recommendation with additional conditions or reject the application. The City Council meeting is open to the public , however the council will not take testimony on the application.
